PPM Library

Planned preventative maintenance (PPM) is about removing surprises and maximising efficiency. A PPM system can ensure that routine maintenance is implemented to a high standard and prevent the breakdown and failure of vital equipment before it occurs. A detailed maintenance program can ensure a strategic and planned approach to the management of all the assets within a property, ensuring coordination and effect asset management. Over the years Capitec have constructed an exhaustive and robust PPM system that provides a detailed level of maintenance instructions across a high number of systems. The system contains over 400 PPM's covering all kinds of equipment from Sterilisers to Thermostatic Mixing Valves.

Our approach allows for easy extraction of the content of our instruction sets for upload to any given PPM database program (e.g. Concept) and also forms a written record for the tasks and provides a clear feedback loop. This can easily be used to address issues raised in maintenance and can also be linked to appropriate risk assessments and work controls. Capitec can use their experience and expertise to provide support customising and fine tuning system for any given client on any given site and we have provided this service to some of the largest FM providers in the UK.

Some of the features of the Capitec PPM system are:

  • Clear separation for 'Parent System' and 'Sub System' allowing for easy grouping and management of PPMs.
  • Maintenance tasks are split by frequency to allow for easy management of tasks only required at specific periodicities (e.g. separate requirements for a monthly and six monthly PPM).
  • The type of resource (manpower) required for the PPM is indicated allowing for optimised work force management.
  • The manning level (in minutes) is given as an indicative time.
  • The source requirement for the PPM is always clearly given (e.g. HTM 04-01 or BS6133).
  • The requirement type (statutory/mandatory/best practice) is given to allow for priority grouping of tasks.
